About the property
The Space
This property was originally an atelier to the main now, it's since been converted to a private beach house overlooking the Bay of Cannes. The property is located just a short walk to a number of restaurants, shops and some of the best beaches in the South of France. The property is fully air-conditioned and has WIFI. The property includes private parking.
The Bedrooms
The beach house contains two double bedrooms, both fitted with luxury hotel-quality bed linen, pillows and duvets. There's also plenty of storage space for your belongings.
The Bathrooms
There is a shower room located on the top floor and a separate toilet located on the lower floor. Hotel quality towels are provided during your stay so there's no need to bring those.
The Living Space
The property boasts a well-designed, open-plan kitchen and living. The property is equipped with all the amenities you could need during your stay, including modern appliances, cookware, crockery and utensils if you're planning to cook something up at home.
Opening up the bi-fold doors, you'll have private and direct access to the terrace. You'll be able to dine out here or take in the stunning views. There's a private BBQ which you'll have exclusive access to.
Guest Access
You'll have access to the saltwater swimming pool during the hours of 9am - 7pm, along with access to the gardens surrounding the pool and petanque field. The pool is shared with the owner and we ask you to be respectful to those when using it. There is private parking at the property.
Your hosts are available day or night to assist with your queries before your stay and whilst your staying with us.
Other things to note
The main house was originally built in the late 1920’s and entirely renovated from 2018-2021 this is one of the most prestigious villas on the Côte d’Azur. The property is suited on the hill in Theoule-Sur-Mer town and has a full, panoramic view over Cannes Bay. The beach is popular and active with water sports such as paddle boarding.

Location

The nearest beach and Théoule’s port are a 10-minute walk away from the villa. The award-winning plage de l’Aiguille (winner of the best beach in the Alpes-Maritimes in 2021) is a few minutes’ drive away. To get to the plage du Suveret (the beach immediately below the house), you can either follow the road down back over the railway bridge and then turn right when you meet the coast road; alternatively, follow the avenue du Midi down below the garden wall until you reach the tunnel under the railway. After this foot tunnel is the port and the beach.
Attractions Nearby
There are a variety of restaurants in Théoule, as well as two bakeries a short walk from the villa for morning croissants and fresh baguettes (the nearer bakery closes in the early afternoon).
Théoule has been voted sixth best village in France in the <2,000 inhabitants category, based on inter alia quality of life and of the environment, local services, attractiveness, beaches and security.
Five minutes’ drive from the villa is Mandelieu La Napoule, with banks, hypermarkets and a wide range of restaurants. Cannes is a 10-15 minute drive. Nice airport is a 30-minute drive on the A8 autoroute.
Getting around
When thinking about getting around from the location of Theoule, we highly recommend bringing a car (or hiring one), it may also be worth exploring the French Riviera by train. Between the house and the sea are the coast road as well as the railway that hugs the coast between Théoule and Cannes. This villa is located in Theoule-sur-Mer, a quiet village between the world famous towns Cannes and St Tropez.
